Commercial Carpet Steam Cleaning Sydney
Done right, carpet should last ten years. Done wrong, it will be replaced in five.
Commercial carpet is one of the most expensive surfaces in any building.
A typical office carpet often costs more per square metre than the tiles in the kitchen. A childcare playroom carpet, the kind that deals with art supplies, juice spills, and constant foot traffic, costs even more to replace.
Yet many buildings ruin their carpets through neglect, not through normal wear.
That does not usually happen because owners do not care. It happens because the work is not scheduled, not prioritised, or not done properly when it finally gets booked.
Mercedes Cleaning Professionals provides carpet steam cleaning, properly known as hot water extraction, for commercial clients across Sydney. We have used it across childcare centres, offices, medical waiting rooms, and end-of-lease properties.
It is a service we have refined over the years.
What Hot Water Extraction Actually Is
The proper trade term for what most people call steam cleaning is hot water extraction.
The machine sprays heated water mixed with a commercial-grade cleaning solution deep into the carpet pile. It then extracts the water back out straight away, pulling dirt, oils, and embedded grit with it.
The carpet is left much cleaner and usually dries within a few hours, not days.
This is the only carpet-cleaning method that genuinely reaches the bottom of the pile. Anything else is surface cleaning dressed up with a marketing name.
What Hot Water Extraction Actually Is
We use hot water extraction across childcare playrooms, where the carpet sees more action in a week than most office carpets see in a year.
We also use it in office boardrooms before Monday meetings, medical waiting rooms, retail showrooms, strata corridors, and end-of-lease apartments where the agent’s inspection can determine the bond outcome.
We know which carpets respond well. We know which stains will come out, and which ones will not, no matter what anyone promises.
We tell you the truth before we start.

Truck-grade hot water extraction deep-flushes dirt, bacteria and allergens from the base of the pile — not just the surface.

Targeted removal of coffee, ink, grease, wine and other tough marks using stain-specific solutions safe for your carpet fibre.

What We’ll Tell You Honestly
Steam cleaning will not undo years of neglect.
If a carpet has been ignored for a long time, we can usually get it looking and smelling much fresher, but it will not look brand new. We will tell you that before we start, not after.
The real way to protect your carpet is consistent scheduling.
Quarterly extraction works best for high-traffic sites. Twice yearly is suitable for offices and waiting rooms. Once a year is the minimum for strata corridors.
Done properly, a commercial carpet can last many more years, and your replacement cost gets pushed further into the future.
Recommended Scheduling
- High-traffic sites such as childcare, retail, and hospitality: quarterly
- General commercial sites such as offices, medical centres, and strata: twice yearly
- Low-traffic areas such as boardrooms and executive suites: annually
- End-of-lease properties: one-off service as part of the bond clean
